525_00001ORIENANCE No.Ji25 AN ORDINANCE AMENDING ORDINANCE No.433 ENTITLED "THE COMPREHENSIVE 2ONING ORDINANCE OF THE CITY OF MOSES LAKE,WASHINGTON"BY ESTABLISHING AN "MlA" ZONING CLASSIFICATION THE CITY COUNCIL OP THE CITY OF MOSES LAKE,WASHINGTON,DOES ORDAIN AS FOLLOWS: SECTION 1 -Ordinance No.433 is hereby amended by enacting the following new sections: Section 180.10 -The "MlA"zone is intended primarily to preserve land for light industrial uses and for above ground storage of bulk petroleum and liquified petroleum products and to create a greater flexibility within the zoning regulations for those industries of large quantities of above ground storage of bulk petroleum and liquified petroleum products . 1 ned hna1180be2-edHeredafter in te "Mls ctunreenohab1 bdeberecte ,cture,redr enlarged,or relocated which is designed or intended to be used for any use other than the following: 1.Any business or industrial use permitted in the "Ml"zone except residences or schools unless modified herein. 2 .Above ground storage of bulk petroleum and liquified petroleum products may be allowed by special permit from the Planning Commission when recommended by the City Fire Chief. Conditions:All storage located on a lot which adjoins a lot in an "R"zone or adjoins an arterial street shall be wholly within a building or enclosed by a sight-obscuring screen not less than six (6)feet high.Screening may consist of evergreen natural growth,or,fences and walls may be used except at locations in required yards where fences of such height are prohibited by the fence regulations in Section 230.40.No material or equipment shall be stored to a height greater than that of the enclosing screen.Use of drop hammers or similar equipment is prohibited within three hundred (300)feet of any "R"zone. Ordinance No.525 (continued) 3 .Residences are permitted when located in a building where the ground floor is occupied exclusively by non-residential uses. Section 180.30 -Signs -Restrictions the same as for the "Cl"zone. Section 180.40 -Off-street Parking and Loading -shall be provided for all uses in compliance with those sections having the prefix 260. Section 180.50 -Maximum Bulk and Height -Same as permitted in the "Cl" zone,Section 145.40. Section 180.60 -Minimum Yards '1.Front Yard -Minimum 15'setback or as required in the "CM" zoning or National Fire Code or Building Code,whichever is greater 2 .Side Yard or Rear Yard -As required by the Uniform Building Code or National Fire Code,whichever is greater. Section 180.70 -Landscaping -Front yards shall be maintained free of weeds and materials which are objectionable or injurious to the public.
