1522_00001ORDINANCENO.1522 AN ORDINANCECREATINGA PLANNED DEVELOPMENTDISTRICTOF MOSESLAKEPURSUANTTOMOSESLAKEMUNICIPALCODE18.22.020 (8)ANDMOSESLAKEMUNICIPALCODE18.67 THE CITYCOUNCIL OF THE CITYOF MOSESLAKE,WASHINGTONDOORDAINAS FOLLOWS: Section 1.The following described property shallbe permittedto develop as Planned Development District No.2,and shall be named Lakeridge Villa's Planned Residential District as recorded with theGrantCountyAuditor Section2.AII requirements and standards of the R-3,Multi-familyResidential Zone shall apply to thePlannedDevelopmentDistrictNo.2 withthe following deviationsand conditions: A.Devlations to the lot size,depth,and width standards of the R-3 Zone are approved asdepictedupontheplanneddevelopmentdistrictplatmap. B.A perimeterfence Is required. C.Covenants be required to run with the land requiring and providingfor the maintenance of common areas,privatestreet,and perimeterfence. D.The planned development district major subdivlslon be approved with the following variances: 1.A 50'wide privatedriveway/street be constructed 27 wide back of curb to back ofcurb. 2.Deviatlons to the requirement of the SubdivisionDesign Standards that lots fronting upon an arterialstreet be a minimum of 120 'in depth from the arterialstreet right-of- way be approved as depicted uponthe Lakeridge Villa's Planned Residential Develop- ment District major subdivisionplat map. 3.Sidewalkbe allowedon one side of the privatestreet. 4.The diameter of the privatestreet cul-de-sac to have a radius of 35'Instead of therequired40'. Section 3.Thisordinance shalltake effect and be Inforce five (5)days after its passage and publicationasprovidedbylaw. Adopted by the CityCouncil and signed by its Mayor on May 12,1992.
