THE CITYCOUNCIL OF THE CITYOF MOSESLAKE,WASHINGTONDO ORDAINASFOLLOWS:
Section 1.The followingdescribed property shall be permitted to developas Planned Development DistrictNo.6,andshallbe named CrestvlewCourtPlanned UnitDevelopment District as recordedwiththeGrantCountyAuditor.
Those portionsof Tracts 25,26,19,and 20,Park OrchardTracts,according to the plat thereofrecordedinAcreagePlats,Page 36,RecordsofGrantCounty,Washington,described asfollows:
Beginning at the west quarter corner ofSection 15,Township 19 North,Range 28 East,W.M.;Thence South 89°35'01"East,a distance of 1,317.27 feet along the center line of the streetknownasValleyRoadtothecenterlineofthestreetknownasGrapeDrive;Thence North 00°09'00"East,a distance of 30.00 feet along the center line of Grape Drive;Thence South 89°53'01"East,a distance of 40.00 feet to the true point of beginning;Thence North 00°09'00"East,a distance of 1,320.48 feet to the northerlyboundaryof Tract 26;Thence North 89°56'26"East,a distance of 882.98 feet alongthe northerly boundaryof Tracts26and19;
Thence South00°10'05"West,a distance of 1,323.19 feet to the southerly boundary of Tract 20;Thence North89°53'01"West,a distance of 882.26 feet along the southerlyboundaryofTracts20and25tothetruepointofbeginning;except the north 300.00 feet of Tracts 19 and 26.
Section 2.Allrequirements and standards ofthe R-1 Zone,SingleFamilyResidentialZone,and R-3Zone,Multi-familyResidential,shallapplyto the Planned Development District No.6 withthefollowingdeviationsandconditions:
A.Professional offices shall be allowedoutright in the area zoned R-3.
Section3.The developer shallcontributetwenty-five percent (25%)ofthe total construction costs of thesignallightandotherstreetImprovementstobeconstructedattheintersectionofGrapeDriveandValleyRoad.
Section4.This ordinance shalltakeeffectand be in force five (5)days after its passage and publication
as providedby law.
