1637_00001ORDINANCENO.1637 AN ORDINANCE CREATINGA PLANNED UNIT RESIDENTIALDEVELOPMENTDISTRICTOFMOSESLAKEPURSUANTTOMOSESLAKEMUNICIPALCODE18.22.020 (8)AND MOSESLAKEMUNICIPALCODE 18.67 THECITYCOUNCIL OF THE CITYOF MOSESLAKE,WASHINGTONDO ORDAINAS FOLLOWS: Section 1.The following described property shall be permitted to developas Planned DevelopmentDistrictNo.6,and shall be named Hayden Estates Third Addition Planned UnitResidentialDistrict asrecordedwiththeGrantCountyAuditor Section2.Allrequirements and standards ofthe R-1 Zone,SingleFamilyResidential Zone,shällapply tothePlannedDevelopmentDistrictNo.6 with the following devlations and conditions: A.Devlations to the corner lotexterior side yard setback requirementto allowa setback of15'. B.Devlations tothe rear yard setback requirement to allowa setback of 15'. C.Deviationstothe side yard setback requirement to allowa setback of 5'. D.Deviations to the 60'street right-of-waywidthrequirementto allow a 50'widestreet right-of-waywiththe street to be constructed 36'wide back of curb to back ofcurb. E.Deviations to thelot depth requirementto allowless than the required 100'of usable lotdepthonLots7,8,11,12,and 13 of Block4,and Lots 4,5,and 6 of Block 5. F.A 30'x 50'private easement shall be providedbetween Lots 8 and 9 of Block 4. Section3.The developershall payto the city$2,800to be used towardthe construction of a signal lightattheintersectionofHighway17andNelsonRoad.The $2,800shall be refunded to thedeveloperafter10yearsifasignalhasnotbeenconstructed.
