DISTRICT OF MOSES LAKEPURSUANT TO MOSES LAKE MUNICIPALCODE
18.22.020 (B)AND MOSES LAKEMUNICIPALCODE 18.67.
THE CITYCOUNCIL OF THE CITYOF MOSES LAKE,WASHINGTON DO ORDAIN AS FOLLOWS:
Section 1.Ordinance No.1740-Ais amended as follows:Thefollowing described property shall be permittedOtodevelopasPlannedUnitResidentialDevelopmentDistrictNo9,and shall be named Marina Shores
Planned Unit Residential District as recorded with the Grant County Auditor:
That portion of Government Lot 5,Section 22,Township 19 North,Range 28 East,W.M.,Grant
County,Washington,described as follows:
Commencing from the southwestcorner of Section 22;thence North 00°33'30"East,along thewestlineofthesouthwestquarterafSection22,a distance of 1,327.44 feet,to the southwest
corner of Government Lot 5;thence North 00°33'30"East,continuing along said west line adistanceof84.53 feet,tothetruepoint of beginning;thenceNorth 00°33'30"East,continuing
along said west line,a distance of 710.92 feet,to the southerly boundary of a certain parcel ofgroundfiledunderAuditor's File#737995,records of Grant County;thence North 64°36'22"East,alongsaid southerlyboundary,a distance of740.66 feet,tothe westerlyboundary ofthatcertainparcelofgrounddeededtotheStandardOilCompanyunderAuditor's File #238249,records of
Grant County;thence South 04°38'17"West,a distance of434.46 feet;thence South 23°19'30"
East,a distance of 146.02 feet tothenortherly right-of-way of Marina Drive;thence on a curve totheleft,along said northerly right-of-way,with a radius of225.26 feet,and a length of 149.83 feet;
thence South 58°27'23"West,a distance of692.42 feet,tothe true point ofbeginning;containing9.96 acres more or less.
Section 2.All requirements and standards of the R-3 Zone,Multi-familyResidential,shall apply to thePlannedUnitResidentialDevelopmentDistrictNo.9 with the following conditions:
1.A 25'buffer area shall be maintainedon the shorelinewhich shall be left in its natural state.
2.Adesignated walkway along one side and asidewalk constructed per community standards alongtheothersideofallinternalstreetsshallbeprovided.O 3.Water and sewer will be constructed per community standards.City employees will be permitted
access tothe platted area to read meters,inspect lines,make repairs,and perform maintenance
as deemed appropriate by thecity.AIIstreet repairs associated with water and/or sewer linerepairswillbetheresponsibilityoftheowner's association.
4.Streets willbe private and willbe constructed per community standards to a 30'width.Thosestreetstobemaintainedandrepairedbytheowner's association.
5.Square footage of lotsizes,lotconfiguration,and thetotalnumber of lots shallbe inaccordancewiththeattachedMarinaShoresPURDDplatsubmittalidentifiedasAttachmentA.
6.Monuments and monumentcases willbe set at street intersections and at street centerlinepointsofintersection(Pis).
Section 3.This ordinance shall take effect and be in force five (5)days after its passage and publication of
