ORDINANCE NO. 2322
AN ORDINANCE CREATING A PLANNED UNIT RESIDENTIAL DEVELOPMENT DISTRICT OF
MOSES LAKE PURSUANT TO MOSES LAKE MUNICIPAL CODE 18.67
THE CITY COUNCIL OF THE CITY OF MOSES LAKE, WASHINGTON DO ORDAIN AS FOLLOWS:
Section 1. The following described property shall be permitted to develop as Planned Development District
No. 11, and shall be named Pelican Horn Short Plat Planned Unit Residential Development as
recorded with the Grant County Auditor:
Lot 1, Pelican Horn Short Plat
Section 2. Pelican Horn Short Plat is a single-use development. The land uses that are permitted are:
A.Single family dwellings.
B.Common open space, including landscaping and parking.
Section 3. Pelican Horn Short Plat PURD is an overlay zone. All requirements and standards of the R-3
Multi-Family residential code. The bulk regulations of the underlying R-3 Zone are modified as
follows:
A.The maximum of 4 single family residential units shall be allowed. Dwelling units may be
attached or detached.
B.Dwelling units shall be constructed in conformance with the building plans submitted by the
developer, and attached to this ordinance as Exhibits A and B. Minor changes to address
building code requirements shall be allowed, so long as the buildings appear essentially as
shown.
C.No detached structures shall be allowed.
D.Landscaping and fencing shall be as shown on the landscape alteration approved by the
Planning Commission on February 15, 2007.
E.No storage of recreational vehicles, watercraft, or similar items shall be allowed unless wholly
within a garage.
Section 4. This ordinance shall take effect and be in force five (5) days after its passage and publication of
its summary as provided by law.
