•AN ORDINANCE AMENDING CHAPTER 17.27 OF THE MOSES LAKE MUNICIPAL
CODE ENTITLED "DESIGN STANDARDS"
THE CITY COUNCIL OF THE CITY OF MOSES LAKE, WASHINGTON ORDAINS AS FOLLOWS:
Section 1. Chapter 17.27 of the Moses Lake Municipal Code entitled "Design Standards" is amended as
follows:
17.27.040 Blocks and Lots:
A.Blocks shall have sufficient width to provide for two (2) tiers of lots, except on primary and
secondary streets that have restricted or limited access.
B.All lots shall have a minimum depth of one hundred (100) usable feet and shall meet all
requirements of Moses Lake Municipal Code, Title 18, Zoning.
C.Block lengths shall not exceed six hundred sixty feet (660').
D.Every lot shall abut a public right-of-way.
E.The ratio of the depth of any lot to its width shall not be greater than three (3) to one (1).
F.Residential lots that are adjacent to primary streets, secondary streets, Interstate 90, or State
Route 17 shall be at least one hundred twenty feet (120') in depth.
G.The first twenty-five feet (25') of side lot lines from the front property line shall be within
twenty degrees (20°) of perpendicular to the front property lines which they intersect.
H.Lot lines that are common between two (2) lots shall be composed of straight line segments.
I.Blocks shall not cause land-locked property along the boundaries of the proposed plat.
J.Flag lots may be approved in residential zones where one or two lots would otherwise be
unaccessible to a dedicated street because of prior plats, property segregations, or difficult
terrain. The Community Development Director shall determine whether or not such a
situation exists for a proposed plat. Where a flag lot is approved, the usable portion of the
flag lot shall not be set further than one lot back from a dedicated street. The flagpole portion
of a flag lot shall be a minimum of twenty feet (20') wide and the street frontage shall be per
Moses Lake Municipal Code 18.20.070.
Section 2. This ordinance shall take effect and be in force five (5) days after its passage and publication
of its summary as provided by law.
