Fax (509)766-2678 July 11,2001 SCHOOLS Gilbert Alvarado City of Moses Lake P.O.1579 Moses Lake,WA 98837 Dear Gil, As you know the Moses Lake School District owns a parcel south of Yonezawa Boulevard between Division and Clover.This property has been zoned agriculture.The district asked the planning commission to change the zoning to commercial.In the final plan submitted by the planning commission to the city council,it is recommended that the zoning be changed to high density residential. The district would request that the city council give full consideration to changing the property zoning to commercial.There is a high probability that the district will sell this parcel at somepointintime.We believe that the commercial zoning will be attractive to potential buyers of the property.Consequently,the district is likely to realize a much higher sales price with the commercial zoning designation.The funds generated from the sale of the property would flow to the school district's capital project fund to be used for future construction projects.The addition of funds from a property sale reduces the need for for capital bond issues in the future.The ultimate result is a reduction in the reliance on the local tax payer. O In addition to the benefit to the school district and the local tax payer,a commercial zoning would likely result in greater sales tax revenue to the city.The increase in sales tax revenuewouldresultinadditionalservicestotheresidentsinthearea. We recognize the need for a buffer between the commercial zoning on the south side of Yonezawa and the residential zoning on the west side of division,but believe this buffer should have its eastern border closer to Division Street.
